To help you plan with confidence, we use clear project size categories that form the basis of our initial fee estimates. These help you understand likely costs and scope from the very beginning.

The category your project fits into isn’t defined by floor area alone. Factors such as the complexity of the design, existing site conditions, and local planning or heritage considerations can all influence how a project is classified. We take these into account to ensure our advice and fee estimates reflect the reality of your project.

SMALL addition.

Projects in this category typically involve modest changes to your home - from reconfiguring existing spaces to small extensions or loft conversions.

  • Refurbishment / Rearrangement: Works affecting up to 80 sqm of existing internal floor area.

  • Single-storey extensions: Up to 20 sqm of new floor area created.

  • Loft conversions: Up to 25 sqm of new usable floor area created.

A project that combines elements from these examples, such as a small extension alongside internal alterations, would still usually fall within the SMALL addition category.

MEDIUM addition.

Projects in this category generally involve more substantial changes to your home, offering meaningful new space while remaining within a moderate scale.

  • Refurbishment / Rearrangement: Works affecting 80-100 sqm of existing internal floor area.

  • Single-storey extensions: Creating 20–40 sqm of new floor area.

  • Loft conversions: Creating 25-35 sqm of new usable floor area.

A project that combines elements from these examples — such as a moderate extension alongside internal reconfiguration — would still usually fall within the MEDIUM addition category.

LARGE addition.

Projects in this category involve significant alterations or extensions that transform the way your home functions and feels, often creating generous new living areas or multiple connected spaces.

 

  • Refurbishment / Rearrangement: Works affecting 100+ sqm of existing internal floor area.

  • Single-storey extensions: Creating 40–70 sqm of new floor area.

  • Two-storey extensions: Creating 30–60 sqm of new floor area across both floors.

  • Loft conversions: Creating 35–50 sqm of new usable floor area.

 

A project that combines elements from these examples, such as a large two-storey extension alongside internal reconfiguration, would still usually fall within the LARGE addition.

NEW addition.

Projects in this category involve the design of entirely new dwellings, often replacing an existing structure or developing a new site. These projects allow for complete design freedom, creating a home that’s tailored to your needs from the ground up.

 

  • New build dwellings: 135–200 sqm total floor area, including projects that involve demolition and replacement.

 

A project that falls within this range, whether a replacement dwelling or a new development on a fresh site, would typically be considered a NEW addition.

BESPOKE addition.

Some projects are often too complex or have certain variables which mean they need a bespoke fee proposal.

These projects may be too big or too small to fit into one of the categories above or may even have other external factors such as being listed or within a conservation area.
